NHBC's 10-year Buildmark cover provides the most comprehensive protection for new
homes in the UK. There are approximately 1.6 million homes currently covered by the
policy. Buildmark comes in three parts:
Before Completion
If a builder becomes insolvent before a home is finished, NHBC refunds the deposit or
protects the buyer against financial loss caused by incomplete or faulty construction
The first two years
For the first two years after the house is complete, the builder is responsible for rectifying
defects or damage in the home which do not comply with NHBC's Technical Standards.
If a homeowner and builder don't agree on what repair work is required, NHBC can offer
its free independent Resolution Service. This involves NHBC carrying out an
investigation of the problems and instructing the builder to carry out repair works where
necessary.
If a homeowner has a problem with their new home they should put this in writing to the builder and keep a copy of the letter for their records.
Years three to ten
For the remaining eight years of the cover the homes are covered for major damage
costing more than £1000 to put right which is caused by work that does not comply with
NHBC's Technical Standards. This part of the Buildmark covers many items relating to
