1. Who are BestPark Consultants Ltd?

BestPark Consultants Ltd (BPC) are a registered company based in the UK.
BPC specialise in off plan and newly built properties, which can be purchased for either buy to let, or residential purposes.
We offer a full portfolio service including;

You are of course in full control and can add your existing properties into the portfolio and purchase whatever other properties you choose. However, you can be sure we are there to advise you in all aspects of your acquisitions and direct you only towards the most viable and profitable ventures.

2. What areas do we target?

Our property research team looks particularly for sites planned in areas with the capacity for significant demographic change, and the potential for high yield growth, for example – because of substantially improved transport links or government investment.

The properties we look for are based in high yield areas that have solid fundamentals. These solid fundamentals include;
Close to transport links
Shops
School’s, Colleges, Universities
Local amenities
The area has to have large employers to fuel demand for your property. Areas of heavy investment or regeneration are also considered, as these areas tend to grow quicker in a short space of time.
Each development we offer you will have a brochure outlining these fundamentals.

3. What types of property do BPC source?

Typically we source new build houses and apartments developed by major UK house builders either off plan or ready now. This is both advantageous and preferred by our investors as there are no refurbishment costs and all properties we find are covered by the NHBC guarantee scheme (10 year guarantee).

There is much to commend buying into the off plan development market. Primarily you will gain;

4. What happens if the property market has a downturn?

We are not anticipating a property crash but in the event that the markets dynamics change then our clients have the advantage of the inbuilt safety net of the discount you have achieved, this can be anything from 10-20%. Which means our clients have an advantage over most property investors.

5. What happens if interest rates rise?

Interest rates have a tendency to fluctuate!
This has been more so over the last few months.
Through our in-house mortgage broker we have been able to protect our investors by providing fixed rate mortgages, and variable tracker mortgages. By providing this precaution we find that high interest rates can be beneficial for investors as this deters first time buyers and increases rental demand, which causes rents to increase.

6. What fees will I have to pay to BestPark Consultants?

We charge a finders fee of only 2.5% on the value of each property invested in.
This is payable when the property is reserved.

7. What other costs should I budget for?

Once you have decided upon your investment, you will have to consider other costs you will incur.
These are;
Brokers fees
Stamp duty
Conveyance.
Also you may need to supply carpets/flooring and curtains/blinds where this is not included in the basic spec.
You should anticipate a 4-6 week rental gap whilst your property is being advertised on the rental market.
Investors should remember that all lease hold apartments carry an annual service charge and ground rent these vary for different locations.

8. Will I have to furnish my property before renting?

Furnished properties often increase the desirability of your property this can make it more successful to rent. This can also increase the value of rent an investor can charge its tenant. Therefore at BPC we offer to furnish the properties on behalf of our clients, which our clients are extremely grateful for as this further reduces the stress of buying an investment property.
We have tailor made furniture packages catered to your taste and your pocket this is hassle free, as we will organise the delivery and installation of anything you purchase through us.

9. Can I use my own solicitor or mortgage broker?

Yes you can, however we strongly advise that you use our own solicitor, as when we are dealing with developments with several purchasers we hope you appreciate that we need to get information from one source. This additionally allows our experienced team to manage your purchase from start to finish enabling investors to have a stress free purchase. We also recommend that investors use our specialist mortgage broker who will negotiate the best deals, which are not open to the open market.


10. Who will manage my properties?

BPC are aware that many investors do not have time to phone around letting agents to find a company to rent out and manage there properties so at BPC we offer a letting service to our investors to eliminate furthermore hassle and give our clients a stress free experience.


11. What happens to fees if I pay them and decide not to go ahead?

Unfortunately when we reserve a property for you, we make an agreement on your behalf to the developer, and due to this the fees we charge are non-refundable.
